Wouldn't a Guaranteed Coverage be more expensive than a coverage of a set dollar amount, since the insurance company has to factor in some 'extra' coverage just in case the cost to rebuild it higher than they thought?

Can someone provide a quote for a $200,000 fire insurance coverage, and a Guaranteed Coverage for a home that would cost approx. $150,000 to rebuild?

As well, with a guaranteed coverage, would you not have to deal with the general BS that Property & Casualty Insurance companies (ie car insurance) are known for? Such as debating what quality materials are to be used, etc etc? I mean, if your house just burnt down, is that the time to be arguing over every little thing with your insurance company?

Is there an agent that has had some claim experience with both types of coverage, and that can shed some light on this?

As far as insurance goes the best policy you can pick up will have Guaranteed Coverage. It will cover the cost to rebuild no matter the dollar amount. So if you your $100,000 house burns and costs $150,000 to rebuild you would be on the hook for anywhere from $35-50k. With guaranteed coverage it wouldn't matter if it costs $500,000 to rebuild, you are covered.

As far as a pre-approval, all it really means is that if you the borrower haven't lied on your application, the lender will be able to lock a loan for you on the terms you happen to qualify for. For instance you can't claim to make $100,000 per year and then when you submit paystubs and w2's you only show $30,000 expect for your lock to be valid. Before you make an offer get pre-approved and do it through a lender, bank, or mortgage broker not through a real estate agent. The simple fact is that realtors know houses-mortgage brokers, banks, and lenders know financing. Once you have been pre-approved and been truthful in obtaining it, take it to a realtor and find a new house to make an offer on. Once you have the offer made get all documents to your financing source, obtain insurance, and have the property inspected and appraised so you know it is worth what you are paying.

Jensen ,

Probably you have been misinformed.When a property(house) is being insured, it is insured on the replacement cost of the house and not on the land.The land cannot be destroyed.
Similarly , land can only appreciate in value but a house is depreciated over time.

Maybe in CA because it is in the San Andreas Fault, properties are subjected to be destroyed including land assuming that the land the house sits on a hilly slope could be flattened in the event of a major earthquake.

Otherwise, I think it is wrong for an agent to quote you on the whole property (including land).

Dealing with homeowners insurance is not that hard, but the thing to remember when you get quotes is to get enough insurance to rebuilt the house. Most agents will insurance the entire value of the home, which is crazy in CA because of real estate values. A 1/2 million dollar home can realistically be insured for about $200,000 because that's about what it would cost to rebuilt it if something happened to the house. When you talk about affordability, this is one place where you can help cut down the costs.

11/30/04Pre-Qualification vs Pre-Approval #

Hi Linda and everyone,

To the best of my knowledge, if a person is interested in buying a home, he/she should get pre-approval of a mortgage, rather than just being pre-qualified.

(Please correct me if I am confusing the two)

To the best of my knowledge, pre-qualification is a short little form where the lender can say "Yeah, you will most likely be approved with this info".

Whereas pre-approval involves everything from the lender checking your credit rating to 'holding' an interest rate for 90 or 120 days. (Are the rules in the US similar to those?)

With a pre-approval you know for sure that you will get a mortgage for a specific interest rate when the time comes to buy your home. With pre-qualification, the lender may find some negative thing on your credit rating, or the interest rates may have increased by that time, etc etc.

However, they do sound the same and I'm sure there are a lot of lenders that just do the pre-qualification since it's a lot easier.

Congrats on being invited to participate in this seminar.

You have 2 choices.

A. Do your usual "Charm the birds from the trees" talk, leave them thirsting for more and hope they call you.

B. Do the same job but offer a complimentary report which is only available mail or email.

Your report will be constructed so they'll get the impression they would have to be insane to even consider doing business with anyone other than you.

As a special gesture to the organizers you may wish to have links to their site on your post subscription "Thank You!" page. (As long as said sites don't contain links to competitors).

Ideally; The other participants should be offering similar reports and including your report offer (Not your site URL). on their "Thank You!" pages.

You'll now be picking up prospects from these 3-4 other sources.

Toss in automated follow-up and a bit of viral marketing and you can keep this single presentation producing for years.

People forget. Your new list you'll enable you to stay in touch building trust and confidence.

Some attendees may be wanting to buy next week while others may be just starting to look around and you do want to "Be there". when they are ready. Don't you?

Dear Baback,

Usually, the first question in a First time home-buyers mind is, Can I buy a house?. The real question they are trying to ask themselves is, Am I able to afford the mortgage payments of a one, two, or three bedroom house?

Having said that, my suggestion is to focus on some examples and illustrations of income / purchase price / carrying cost of the mortgage (including mtg pmt, taxes, condo fees, utilities) to show a buyer the TRUE picture, not just the mtg payment.

Just explaining and having a discussion on this topic could easily go for half hour or more.

One Focused topic should be more than enough.

...just my two cents.
